North High Street Townhouses project involved masterplanning 65 hectares at Brassall close to Ipswich.  The proposal was for a combination of 81 dwellings and 10 individual lots.  Two different 3 bedroom townhouse types were used to maximise sunlight access, privacy from neighbours and outlook to the dry creek that ran through the site.

The townhouse designs focussed on providing useable private occupant outdoor ares to the rear which act as a continuation of the large open plan living spaces.  The living space runs the full length of the townhouse to the public shared landscape zones to the front.

The buildings were designed with a combination of blockwork, fibre cement walls with expressed cover battens and translucent sheeting used to maximise light while retaining privacy.  During the day this would appear opaque, changing language at night to illuminate as a beacon.  Operable screens were used to allow for maximum windows while maintaining occupant privacy.
