Located adjacent a major intersection the site is designated as a gateway site in the region. Therefore the building form needed to contribute to the sense of arrival to the area.  The additional retail space required for the existing tenant allowed for this to be addressed in a positive manner.

The form of the building is derived from the necessity of providing a building that addressed and engaged with the public /street as well as providing interest to a well established retail strip.  The black awning and yellow precast concrete panels with the eroded glazed corners are the predominant features of the building, which are a direct response to the tenants branding and its prominent gateway site status.  Finer detail such as signage windows, light recess, colonnade of bollards and skylights were used to provide legibility and visual interest for the pedestrians.
