BK House

Before and After BK House

Before -> During -> After

This is BK House. A family home in Carina Heights. We worked with the clients to develop a masterplan giving them the ability to steadily work through the stages of the renovations at their pace.

This first stage focused on the entry way and shared family spaces. The design prioritised natural light and privacy, giving the family a stronger connection to outdoor spaces.

From Sketch to Space: The Story of Emoji House

Every project begins with a sketch — a simple line that holds the seed of an idea. For Emoji House, those first drawings explored how a family could live comfortably, playfully, and openly within their home, while still creating moments of intimacy and retreat.

As the design evolved, the sketches became models, and the models became built form. What started as lines on paper is now a home that balances joy and practicality, with light-filled interiors and spaces that bring the family together.

Watching Emoji House grow from concept to completion was a reminder of why we do what we do: architecture is about shaping ideas into places that improve daily life.

Mixed-Use Developments

Mixed-Use Developments

Mixed-use developments can be an interesting blend of commercial, retail, and sometimes, residential uses. These projects often create interesting design challenges to manage elements such as street activation, communal spaces, servicing and many other zoning regulations. It is also challenging to future-proof the project to enable spaces to be reconfigured over time.

The Shoreline - Then and Now

Reflecting on The Shoreline: 2018 to today. As we begin the New Year it is incredible to look back at where it all started in 2018 and see how far The Shoreline has come. What began as a vision for a vibrant coastal retirement community has blossomed into a collection of purposely designed spaces that truly capture the essence of Coffs Harbour. Highlights of The Shoreline’s Journey so far include The RCF, Headland Terraces, The Villas, and The Arthur.  Every building works together to help create the community at The Shoreline.

McIlwraith Avenue

The development repurposes and refurbishes the existing building. Choosing to repurpose a building may not always be the easiest approach but prolonging the useful lifetime of an existing building where possible is a sustainable approach to construction.

The ground floor space will be refurbished, and the street frontage (on both sides) will be landscaped adding green spaces to the site.

A second level (mezzanine) is to be added internal to the existing building form, accessed from the ground level by internal stairs and lift. An office will be located on the mezzanine level and will be co-located with ancillary administration space for the Warehouse. The site is accessed from a crossover to McIlwraith Ave.

As part of the redevelopment there will be:

  • Office (mezzanine level) – GFA (347m2 ), open plan and meeting rooms, partitioned office
  • 14 on-site car parks
  • A minimum of 7 on-site spaces for bicycle parking
  • 5% of the site will be landscaped – with landscaping to both street frontages

A site with many stories
Since 1946 the site has historically been associated with a variety of uses since the 1940’s including a storeroom (1947), a service station (1956-1958, 1961), a warehouse (1966) and display room (1981). The site has been occupied by a medium impact industry use (coffee roaster, Basil’s Pty Ltd) in recent decades, with food manufacturing licences issued since at least the year 2000. The business sold wholesale roast coffee to restaurants (not direct to public).

Greene House

The story of a Queensland renovation

Greene House

Greene House

It is always exciting to see the “before”” and “after” photos of a renovation project. It can often be tricky to visualise exactly what the possibilities are for a home and before and after photos can provide plenty of inspiration.

Greene House is the story of a Queensland renovation  as documented by the family on Instagram – and the transformation of their family home, and the journey along the way. is definitely worth a look!

Sustainability

In keeping with overarching sustainability goals for the homeowner, it was important that T House built less and gave more.

The existing fabric was retained and in an effort to minimise demolition and waste, the intention was to repair and restore where possible.

The beginning, the middle and now

NA House - the beginning, the middle and now

The beginning

The existing house was extensively damaged during the 2011 Brisbane floods. The project entailed raising the existing house above the flood level and repairing the flood damage. The brief was also to review the overall design of the house and extend it to provide flexible and adaptive spaces. The aim was to create a design that engaged physically and visually with the backyard and adjacent parkland.

Completed in 2014, the renovations provided the client with the increased space they needed and added a level of flood resilience to their home. The raised under-croft space is adaptable and made the clean up process after the 2022 Brisbane floods reasonably straightforward.

The rear addition to the building is orientated north-east and helps achieve the goal of engaging visually with the backyard.

The middle

And now ...

The recently completed additions expand on the living areas of the house, giving the owners additional living and entertainment areas. This achieves the original goals of engaging physically and visually with the backyard whilst respecting the need for the spaces to be flood resilient.
